Is this apartment available for short tourist stays?

No — it's offered exclusively as a furnished secondary residence for tenants on a temporary professional relocation to Vienna, not for tourism and not as anyone's permanent main residence. This follows Section 1, Paragraph 2, Item 3, Letter (b) of the Austrian Tenancy Act (MRG).

How long can I stay?

Stays run from one to six months.

What's included in the monthly rate?

Furniture, a fully equipped kitchen, linens, fast Wi-Fi and all utilities are included in one simple monthly rate — no separate bills, no setup costs.

Is a security deposit required?

Yes — the deposit ranges from €1,000 up to one gross month's rent.

Is cleaning included during my stay?

No regular cleaning is provided during the stay. A final cleaning takes place after check-out and is paid by the tenant.

Are smoking and pets allowed?

No — the apartment is strictly non-smoking, and pets are not allowed.

Are parties or loud noise allowed?

No. The apartment is in a very quiet residential building in a quiet zone, and noise levels are taken seriously — parties aren't allowed, and the legally required quiet hours from 10pm to 6am must be respected.

Is parking available?

There's no dedicated parking space, but you can park on public ground in Vienna's short-term parking zone (Kurzparkzone) or at nearby Park & Ride facilities.

Is there a washing machine?

Not in the apartment itself — but the building has a shared washing machine that residents can use for a small fee.

How many people can stay in the studio?

The mezzanine bed comfortably sleeps two.
